Today, I want to share a little bit about my journey to homeownership, its blessings, and some things to look out for. As a new homeowner at 51, I've had time to reflect on what it means to truly own a home.

Our Journey:
My wife and I came together as a blended family, both bringing children into our marriage. From the beginning, we prioritized doing things in a way we felt was right, including not living together until after we were married. Shortly after our wedding, we purchased our first home, a modest townhouse, well within our budget.

Financial Planning:
From the start, we made careful financial decisions. Even though the bank approved us for a higher mortgage, we chose a $150,000 budget, knowing it was what we could comfortably afford. This approach allowed us to buy a lovely townhouse with a wrap-around deck for $120,000, setting the stage for our financial stability.

Mortgage Strategies:
Over the years, we've refinanced our mortgage several times, always aiming to reduce the term and interest rate. This strategy helped us move from a 30-year to a 10-year mortgage, significantly reducing the overall cost. A key tip: when making extra payments, always ensure they go toward the principal, not just the interest.

The Power of Side Hustles:
To accelerate our mortgage payments and maintain financial flexibility, we embraced side hustles. From buying and reselling items at auctions to setting up yard sales, these efforts provided extra income. Even simple ventures, like selling homemade popsicles, can make a difference.

Being Realistic and Faithful:
It's essential to be realistic about what you can afford. While it's tempting to stretch beyond your means, doing so can lead to financial strain. We made sure to prioritize our finances in a way that honored our values and faith, ensuring that we weren't just relying on blind optimism.

Looking Ahead:
Our journey isn't over yet. While we're proud of what we've achieved, we continue to dream of a home with more space and privacy. For now, we're content and grateful for what we have—a home we can truly call our own.
